How Our Pricing Works
We don't just charge you to take stuff away. We sell what has value — and that often covers the cost of the entire clearance.
Free Clearance
If the resale value of the contents covers our time and disposal costs, the clearance is completely free. You pay nothing. This is common with houses and offices that have decent furniture, electronics, or stock.
Reduced Fee
If the contents have some value but not enough to cover everything, you pay a reduced fee. We offset the resale value against the clearance cost, so you always pay less than a standard clearance company.
Fixed Quote
For clearances with minimal resale value (mostly waste, broken items, old mattresses), we give you a fixed quote upfront. No surprises. Still cheaper than skip hire in most cases because we recycle and resell whatever we can.

How can the clearance be free?
Because we sell what has value. A house full of decent furniture, electronics, and clothing can easily be worth £500–£2,000+ at resale. If the resale value covers our time and disposal costs, you pay nothing. We make our money from selling the items, not from charging you.
What happens to items that don't sell?
Items that don't have resale value are disposed of responsibly. We recycle as much as possible — metals, textiles, electronics, and wood all go to appropriate recycling facilities. Only items with no recycling option go to general waste.
Do you clear everything, or just the valuable stuff?
We clear everything. The whole point is that you hand us the keys and we leave the property empty. We don't cherry-pick the good stuff and leave you with the rest — that's what makes us different from most clearance buyers.
How quickly can you do a clearance?
Most house clearances are done in 1–2 days. Small flats and storage units can often be done same-day. Offices and warehouses may take longer depending on size. We work around your timeline — if you have a deadline, tell us and we'll make it happen.
Can you work with solicitors and executors?
Yes. We regularly work with solicitors handling probate, estate executors, and property managers. We can invoice the estate directly, provide itemised receipts, and handle the entire process professionally.
Do you clear gardens and garages too?
Yes. Sheds, garages, gardens, lofts, basements — we clear the whole property. If you want certain areas left untouched, just let us know.
What areas do you cover?
We cover the whole of the UK, with fastest response times in London, the Midlands, and the North West. For larger clearances, distance is rarely an issue because the value of the contents justifies the trip.
Can I keep some items and have you clear the rest?
Of course. Walk through the property with us (or mark items) and tell us what you want to keep. We clear everything else. Many clients keep sentimental items and have us take care of the rest.
